When investing in residential property, it is important that you become familiar with all the different terms and concepts. One concept that you need to become familiar with is first position versus second position. In certain situations, knowing if you are in first or second position is very important.

To begin, you have what are called either a first trust deed or even a second trust deed on any property. Of course, it can go beyond a second to a third and so on. A trust deed is another name for mortgage paperwork. A first trust deed is the one that is in first position. Who is in first position is decided by who records their paperwork first with the county recorder. If you and another party were to both loan somebody money on a house at the same time, and you were the first to record the deeded trust at the county recorder, you would become the first trustee.

Who is first trustee is an important fact when investing in residential property. The trust deeded first has all the power in the manner of being able to collect the amount that is owed. Normally with a trust deed, you have a promissory note. The promissory note is not recorded along with the trust deed. It does not become a public document.

If the piece of property you have invested in needs to be foreclosed on and you have the first trust deed, you can foreclose the property without having to go through the party in second position, if there is one. If you decide to put the property up on an auction and no one buys it, then you would officially own the property. If there is a party in second position, once you own the property, the second trust deed is gone.

There is no value there anymore and no way for party in second to collect, unless they bid on the house when it is auctioned. The party in second has very little reason to bid on the house, unless there is still a lot of equity left in the house

There is very little protection if you are investing in residential property, and you are in second position. Being in second is a very precarious situation. The party in first will always have priority over other deeds.

Ball position and body position are very important as well as giving yourself a stable foundation to play the shot.


 


With the ball below my feet the first thing I do is widen my stance. I need to get lower to the ball and that helps achieve this. I'll also point my left foot out a bit towards my target so I can get more of a clearance of my hips as I swing through the ball.


 


The big worry here for amateurs is that they don't maintain their address posture and the result is a low slice or a topped shot. Because my swing is more restricted because I'm lower, I will tend to take a little more of a straight-faced club than the yardage maybe dictates.


 


For example if I have a 7-iron yardage I'll take a 6-iron, holding the club more toward the butt end of the grip. The ball is going to be naturally moving left to right so I'll aim a little bit to the left and try to make sure my weight doesn't get out on to my toes, while keeping my balance.



With the ball above your feet, obviously when you play the shot, the arc of your swing is naturally going to make the ball go right to left. So first thing is aim further right so the flight will bring the Callaway ERC Hyper Driver back to the target.


 


In terms of club selection I will tend to take at least one more club for the distance. For example if it's a 7-iron yardage and I'm going for the green from this lie, I'll take a 5- or 6-iron and always grip down because the ball is close to me than it normally would be with a flat stance.


 


Because my left leg is up slightly for this shot, it's going to put all my weight on my right. I won't have enough balance to turn on to my right side because slope will push me over. So I want to try and stay as close to impact as I can because when I hit it on the upslope I'm obviously going to start to fall back.


 


Remember when playing the shot, stay as level as you can with your hips until after impact and allow for the ball generally to go up and high right-to-left.

Now, shift your lower body weight and hands toward your target. Your hips should be slightly open, your left wrist should be flat and there should be some angle in the back of your right wrist. Violin position and posture can be a little bit awkward at first. And to be honest, it is part of what makes playing the violin a challenge! The instrument does have a fairly steep learning curve because of little road bumps like this. But there are a number of good ways of short cutting through the confusion and getting to know correct violin position quickly and without practicing 5 hours a day. Here are some good guidelines to get your started playing violin with good position.


When you first go to play a note on the violin, you want to make sure that you are meeting a handful of very specific guidelines. These can change to a certain degree depending on what notes you are playing or what kind of angle you are attacking the violin from, whether it be with a staccato, spiccato, legato or ricochet bow stroke. Just keep in mind that these are only guidelines for basic playing with a standard issue violin bow stroke and nothing more.


Start with the bow at a clean 90 degree angle with the string. This is very, very important because of the way the bow runs along the string. The bow running parallel to the string simply causes chafing with the steel twine and will produce a very poor sound. Even if the violin string is just a little bit parallel to the bow, this can still cause problems. Be sure to eliminate this or you will get stung for it later on.


Your elbow should have a clean 90 degree angle as well, and the wrist should be straight. This obviously assumes that you are starting the note by playing at the middle of the bow, but we can safely do that for a lot of notes without limiting our ability to play them, in particular short notes. As the bow moves up and down, the angle of the elbow and the wrist should adjust accordingly, but the bow should never leave the 90 degree angle with the string no matter what violin position you are in. This will keep your sound and violin intonation clean.


And be sure to keep your left wrist straight as well. A lot of players will skew their violin position by drawing the wrist in close to the fingerboard and bending it backwards in order to get a close hold on the notes. This may feel a bit more comfortable, but all it really does is make it extremely difficult to shift. When you try to shift, your wrist and base of your palm will strike the body of the instrument, making it much more difficult to effectively shift and create smooth notes. So keep that left wrist straight, no matter what!
